Common Questions

Straight answers about working with a buyer's agent, our process and fees, and property investing.

    Working With a Buyer's Agent

A buyer's agent works exclusively for you, the buyer. We handle the research, shortlisting, inspections, due diligence and negotiation, saving you time and helping you avoid overpaying.

A buyer's agent works for the buyer, while a real estate agent works for the seller. The selling agent's job is to get the highest price for the vendor. A buyer's agent is hired by you to assess the property objectively, negotiate the best price and protect you from buying a poor asset.

Look for a licensed buyer's agent with a proven track record, access to off-market properties and a clear, data-driven method. Avoid agents who also sell property or take commissions from developers, as that is a conflict of interest. Ask for genuine client reviews you can check independently.

We buy for clients nationally, across capital cities and regional markets. Based on Sydney's North Shore, we cover Sydney, Melbourne, Brisbane, Perth, Adelaide, Canberra, Hobart, Darwin, the Gold Coast and regional Australia.

    Process & Fees

Buyer's agents in Australia usually charge either a fixed fee or a percentage of the purchase price. brickstowealth's fee depends on the scope of your search and is agreed with you in writing before any work begins. Tim will walk you through it on your free 30-minute strategy call.

Typically, 4–8 weeks from strategy to offer stage, depending on market conditions and your requirements.

No, you don't need pre-approval to start the conversation. We can help you work out realistic purchase parameters and, if you'd like, connect you with a trusted mortgage broker to get your finance in place.

Through long-standing relationships with selling agents and local networks, we often hear about properties before they reach the public portals. Some vendors prefer a quiet sale without open homes or marketing costs, and being a known, reliable buyer gives our clients earlier access to those opportunities.

Yes, we introduce you to a property manager and help with the leasing transition once your property settles. A poor property manager can cost you in vacancies and arrears, so we help you choose one who communicates well and looks after your investment properly.

    Property Investment

Data-driven property investing means choosing suburbs and properties using market data rather than gut feel or headlines. We look at indicators such as days on market, vacancy rates, stock levels, rental demand and infrastructure plans to find areas with strong long-term fundamentals.

Most investors stall because they run out of borrowing capacity, often because their first purchases weren't structured to support the next one. Properties that balance capital growth with enough rental income keep holding costs manageable and leave room to keep buying. Scaling takes a plan from the start.

Yes, and it's where a buyer's agent adds the most value. Buying in a market you don't know, without being able to inspect easily, is risky. We combine market data with local agent networks and independent inspections so you can buy interstate with confidence.

Both have pros and cons, and the right choice depends on your situation. Property lets you use the bank's money (leverage) to control a larger asset and gives you more control over the asset itself, while shares are easier to buy and sell in small amounts. Tim explains why he chose property in his article on the blog. This is general information, so speak to a financial adviser about your own circumstances.
